Archery Road - not leading, for the time being, to a new development.

Gladedale appeal dismissed

Glad tidings for many – but not Gladedale – with the dismissal of its appeal against the council’s refusal to sanction its proposed Archery Ground development. Nick Terdre reports.

Naturally the news was well received at Stag – Save The Archery Ground – which has consistently argued against Gladedale’s scheme.

“Stag is delighted with the outcome,” a spokesman told HOT. “It completely vindicates those elected councillors who bravely turned down the original application at the Planning Committee in June, rejecting their own officers’ recommendation.

“Now we need to ensure the developer’s next scheme lives up to the high standards of architectural design expected by the Inspector and which St Leonards deserves.”

In fact the inspector, Katie Peerless, found many aspects of the proposed development acceptable. Crucially, however, she decided that the scheme fell short of the standards required of a development in a conservation area.

“I have found that the scheme would conflict with the statutory duties requiring the protection of the setting of listed buildings and ensuring that the character or appearance of the St Leonards West and the Burtons’ St Leonards Conservation Areas would be preserved or enhanced,” she writes in the conclusions to her decision.

The ball is now back in Gladedale’s court. As the inspector writes, although it is disappointing for them not to have a scheme they can take forward to construction, “…hopefully a revised scheme can now be developed with an increased chance of being found acceptable.”
